General rules:

These terms and conditions are binding on the landlord (” we “, ” us ” and ” our “) and the holidaymaker (s) who books our property (the ” property “). Any such booking shall be referred to in the Booking Contract as a “Booking”. Each booking is subject to the booking contract. This Booking Contract and the confirmation email contains the full agreement between us and you and forms the basis of your agreement with us. Nothing in this Booking Contract affects your usual legal rights.

Tenants

Our home is a family home. Ideal for large families (family with parents, grandparents and other loved ones). The house is not rentable for groups of friends (young people). The minimum age of the main tenant must therefore be at least 30 years.

In the case of damages that occur during the rental and that need repair, we reserve the right to set off for this with the deposit. In the case of damages that are higher, we reserve the right to recover them from the tenant. So that you can appeal to your trip or liability insurance.

In the event of failure to report any damage or defects caused during your stay and to find it during the inspection of the house and where a company must come to repair the damage, we suggest that you be responsible for the costs of repair or repair.

Complaints or suggestions
Nevertheless our concern, you may have a complaint or suggestion. Pass it on to us in good time so that we can maintain and/or improve our service and quality and do something about it immediately and during your stay.

Complaints that are only reported on departure can no longer be dealt with.

As a guest you are liable for damage seen during your stay and are obliged to report this immediately, including damages caused by your fellow guests etc. Damage/fracture etc., which is already present or visible on arrival, must be reported immediately upon arrival. Afterwards we can no longer trace/award damages/breaches etc. and are at the expense of the current tenant.

Liability

We are not liable for: damage and/or injury, arising as a result of the stay on our premises; damage and/or injury caused by the use of the facilities on site.

We cannot be held liable if during your stay facilities become disabled and/or the out-of-service facilities and/or facilities are out of use.However, we will of course do our utmost to have repair, repair or replacement carried out and provide a solution that you are also satisfied with.

Our maximum liability for losses you suffer as a result of our actions in violation of this Booking Contract is strictly limited to the amounts we receive in respect of your booking. We are not liable for any losses that are not a foreseeable consequence of violating this Booking Contract. Losses are foreseeable where they can be considered by you and us at the time you book confirmed by us.

Do not lose sight of your (small) children and do not leave them alone at and in the pool.

General reservation:

Total price

The total price includes: including electricity (normal use of), water (normal use of), including tourist tax and including use of bed linen based on the number of people you set.

During your stay, the swimming pool will be checked and cleaned and the lawn may be mowed.

Reservation

You will also receive a price statement for the selected period. Please note that the property is in principle only rented to groups and only per week from Saturday to Saturday!

Payment
At booking, 30% of the total sum must be paid upon booking. (Only then is your reservation final). The remaining amount must be paid no later than six weeks before the start of the rental period. Extrajudicial claim costs of the rent not paid or partially unpaid are at the expense of the tenant. For (
last minute) bookings less than six weeks before the start, the entire amount must be paid at once.  

Additional costs

The deposit is € 800,-. Payment must be made via bank transfer 3 days prior to arrival. After departure, you will of course receive the deposit back in full within 3 days after departure, provided the house has been returned in good condition.

The final cleaning costs are € 280,-. To be paid cash at arrival.

All additional costs must be paid on arrival.

Cancellation
U must take care of cancellation and/or travel insurance yourself.

Our rules regarding Cancellation:
In case of cancellation of 2 months or more for your rental period, we will charge 30 % of the total sum.75

Cancellation during COVID19

The FREE cancellation, with the refund of the deposit to the customer within 30 days, it is only possible until the day before arrival in the following cases: closure of borders and/or travel restrictions imposed by the authorities and/or the customer’s country of origin falls into the red zone at the time of departure and/or Tuscany falls into the red zone at the time of departure and/or one of the guests tests positive for Covid-19 – in this case we will ask for a medical certificate.

Arrival and departure
On the day of arrival you can go from 17:00. The exact start time can be indicated shortly in advance, so that someone is there for you. You will receive the keys and must hand over the cash amount for cleaning (€280).

On the day of departure, the check-out time is 9:00 a.m., unless otherwise agreed. In the case of early departure or late arrival, no refund may be made on the agreed rental rate.

Occupancy
Use and occupancy maximum by 16 people. There are also 3 cots and a toddler bed. There are also 3 children’s chairs.

The tenant in whose name the confirmation is located is the main tenant and therefore also liable for his or her possible co-tenants. The rental agreement is personal and it is not allowed to rent or put our property(s) to others (under) to use. If someone other than the main tenant, but someone from the tour group, picks up the key, we would like to hear from them in advance.

The number of persons indicated in the lease may not be exceeded. The tenant is responsible for the house and its decoration and will compensate any damage or loss caused by his actions.

House rules are part of the lease.

Smoking
Smoking is not allowed in our house(s) and outbuildings. There is an ashtray at every house outside. Please use these and empty them on departure.

Reservation
If the above rules are not complied with, we reserve the right to take appropriate measures. In the case of missing or disposing of our property, we report it to the police.

By booking, you automatically agree to our rules and conditions.

Parking
On the gravel and in the carport there is ample parking. Please do not park on the lawn.

Caravans and/or motorhomes are not allowed on the property.

It is not allowed to charge electric cars on the site.

Open fire
The lighting of open flames, other than in barbecues or in the appropriate appliances, is not permitted.

Pet Dogs
are allowed but should not cause any inconvenience. Excrement should be cleaned up immediately by the owner. All pets must remain on their own premises so that they do not cause any inconvenience.

Special circumstances
When we are forced to suspend or cancel the rental agreement in any form due to force majeure, this can be done without responsibility or liability.

In case of correspondence, please always state the reservation number.

Price changes are expressly reserved.
